We geographically target metropolitan and suburban markets that exhibit strong growth and demographic characteristics throughout select regions of the United States using specific underwriting criteria.
Generally, Emerald Star is seeking to acquire properties pursuant to the following investment parameters.
Location: U.S. metropolitan areas, including primary, secondary, and select tertiary locations; markets should be stabilized or recovering based on real estate fundamentals.
Property Type: Multifamily residential communities, generally greater than 150 units; single and multi-tenant office, flex/R&D, warehouse distribution, with a 40,000 square foot minimum; shopping centers/retail properties with a 70,000 square foot minimum; select hotels (flagged or unflagged) in areas with retail presence; and specialized real estate with high cash yields or below replacement cost in a prime location.
Asset Quality/Grade: Institutional-quality construction with a functional appearance. Class A to C grade.
Single Asset vs. Portfolios: Single assets preferred; select portfolios considered
Single Asset Transaction Size: $5 - $80 million
Target Markets: Nationwide, with a preference east of the Mississippi River
Structure: Direct asset purchases, note and securities purchases, restructures
Broker Cooperation: We cooperate with, protect, and compensate brokers that bring us acquisition opportunities ("off-market" preferred)
